She was raised in the northland and moved back to KC when she graduated college so she's very familiar with (and loves!) Kansas City and it's awesome suburbs. Technology – Dani has a BS in Computer Science, so we are a little more tech savvy than your average agent. We are huge advocates for using technology to help facilitate a smoother buying process. In a competitive buyers market, it's important to have the latest information at your fingertips at all times. For example, we set up detailed searches for our buyers so that they are notified as soon as new listings come on the market. When buyers find "the home", our mobile office is ready to put an offer together for the sellers ASAP. We incorporate digital signatures into the contract writing process so our buyers don't have to have a printer or scanner (or a fax machine, remember those?!) in order to submit offers and negotiate a counter offer with a seller.

We provide professional staging services for our clients and advise them on repairs/projects to tackle before a potential buyer ever walks in the front door. Having a perfectly staged, well-maintained home increases the price a buyer is willing to pay and reduces the number of days a home is on the market.
Professional Photography – Let's face it, with over 90% of buyers looking for homes online, the internet is probably going to be the marketing vehicle that sells your home. We need to make sure that high-quality, realistic photographs of your home are attached to your listing and the array of websites that your home will be advertised on. We've all seen the homes for sale where the agent took their own photos with their flip phone, or the photos that clearly enlarge rooms by 200%. Even worse — a listing with no photos. We hire a professional photographer for you, at no cost, to take great photos of your beautifully staged home and to film a virtual tour.
Information – It's important for you to know the current market conditions so that we can price your home accordingly. Did you know that by pricing a home, even a single dollar off of its' optimal price point can cause a home to be overlooked in common online searches? We would love to tell you more about that when we meet. You should also be aware of the costs associated with selling your home before we find a buyer (e.g. providing title insurance, paying taxes at closing, etc.) and to know what concessions a buyer may be expecting.
